Q: What should I do to prepare for the inspection?

A: Please make sure all utilities are on and that we can easily access key areas like the attic, crawlspace, electrical panel, furnace, and water heater. Clear stored items away from walls and sinks, unlock outbuildings, and secure pets. If the home is occupied, a quick tidy-up helps us inspect safely and efficiently.

Q: Can I schedule within my inspection period window?

A: Absolutely. We know time is tight…especially for buyers under contract. JW offers 1-3 day appointments in most areas and same-day reports, so you’ll have the details you need well before your inspection period ends.

Q: Do you inspect condos, multi-unit, and commercial properties?

A: Yes, we do it all. Since 2001, JW has inspected over 45,000 properties across Michigan, including condos, duplexes, apartment buildings, and commercial spaces. We tailor each inspection to the type of property and its unique systems (like shared utilities or common areas).

Q. Can you coordinate access with my agent or the seller?

A: Yes. Most of our inspections are coordinated directly through real estate agents and showingtime. We’ll confirm access details when you schedule, whether that’s via Showintime, a lockbox code, or direct coordination with the listing agent or homeowner.

Q: What areas do you check: roof, attic, crawlspace, garage, outbuildings?

A: Our inspections cover the major systems and structural components of the home. That includes the roof, attic, crawlspace or basement, foundation, electrical, plumbing, HVAC, and garage. If there are accessible outbuildings or detached garages, we’ll inspect those too.

Q: Do you test every outlet and window?

A: We test every outlet, switch, and check all windows from each room, as required by inspection standards. Every GFCI and AFCI outlet is checked where applicable.

Q: Are photos and videos included?

A: Absolutely. Every JW inspection report includes color photos, detailed notes, and sometimes short video clips (when applicable). Our reports are mobile-friendly and easy to read.

Q: Can my contractor join?

A: Yes, that’s fine. We welcome contractors, family members, or specialists to attend, especially if you’re discussing repairs or remodeling plans. However, to keep the process efficient and distraction-free, we ask that only essential people attend and that questions go through the inspector during or after the walk-through.

Q:  When do I get the report (and in what format)?

A:  You’ll typically receive your full inspection report the same day as your inspection, often within just a few hours.  Our reports are digital and mobile-friendly, filled with color photos and clear explanations. You’ll get a secure link via email that can be shared easily with your agent or contractor.

Q: Can you summarize “must-do” vs. “nice-to-have”?

A: We don’t label items as “must-do” or “nice-to-have” in our reports, and here’s why: every home and buyer’s situation is different. What’s a dealbreaker for one person might be a maintenance note for another.

Our reports are organized by system (roof, electrical, plumbing, etc.) with each finding described clearly and supported by photos. You’ll see deficiencies, safety concerns, and maintenance items noted individually, but we leave prioritization to you and your agent based on your goals, budget, and comfort level.

Q:  Do you re-inspect repairs?

A: We do. JW offers re-inspections for specific items once repairs are complete, usually at a reduced rate.  This follow-up ensures the work was completed properly and safely.

Q: How long is the report link available?

A: Your digital report link stays available for at least one year from the date of inspection. You can revisit, download, or share it anytime during that time.  Feel free to download the inspection to create a copy on your own device to access at any time.

Q: What forms of payment do you accept?

A: We accept all major credit cards, cash, or check.  Please note there is a 3% processing fee added to all credit card transactions at checkout.

Q: Do you offer Pay-at-Close?

A: Yes! JW offers a Pay-at-Close option for your convenience.
To use it, we’ll need a signed authorization form, along with your title company information and lender contact details.  A $75 processing fee is added to your total when choosing this payment option.  If your sale does not go through to closing, the inspection fee becomes due immediately.

Q: What is your cancellation or reschedule policy?

A: We understand that plans can change. If you need to cancel or reschedule, please notify us at least 24 hours in advance of your appointment time.  If something unexpected comes up, contact us as soon as possible so we can adjust your appointment or fill the slot for another client.  Last minute cancellations may incur a fee if we’ve already allocated an inspector’s time.

Q: Do you offer discounts?

A: Yes!  We proudly offer a Veterans Discount as a small way to say thank you for your service.

Q: How far out are you booking? Do you do next-day inspections?

A: In most areas, we can accommodate 1-3 day scheduling depending on location and service type.  

Q: What if the property is over 7,000 sq ft or has multiple HVAC systems or outbuildings?

A: For larger homes or properties with multiple HVAC systems, outbuildings, or unique features, we’ll prepare a custom quote based on size, complexity, and location.  Our team will review the details with you directly to ensure all systems are covered properly.
